Conditions for your Vacation Home Rental

1) Property is a guest residence and not a party house. Maximum guests: 8 (eight). House parties and/or Events are strictly prohibited and are grounds for immediate eviction and forfeiture of your deposit and rent. No fraternities, school, civic, or other groups are allowed. Adults cannot rent property on behalf of underage Guests/Tenants, no exceptions. The Tenant must be at least 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Owner's/Landlord's advanced written approval. Violations of these rules are grounds for expedited eviction with no refund of any kind.

2) Price includes reasonable use of Utilities & House. It does not include transportation, flights, car hire, holiday insurance etc. Prices are subject to currency fluctuations and government action.

3) You are required to pay in FULL due 6 weeks before the arrival date. If you book any of our homes less than 6 weeks before arrival date the full balance will be due immediately.

4) Payments can be made with personal checks, money orders or Paypal (inc. Credit Card). Payment by PayPal (Credit card) will incur an additional fee of 4% of total. Please add 4% onto quoted total and include in remittance.

5) Cancellation must be in writing by the party leader. In the event of cancellation, the following charges apply: Travelers who cancel at least 60 days before check-in will get back 100% of the amount they've paid. If they cancel between 30 and 60 days before check-in, they'll get back 50%. Otherwise, they won't get a refund.

6) We charge a security deposit. It is important that guests thoroughly check our home on arrival and report any problems or deficiencies to We within 24 hours of arrival. Failure to notify on entry will deem damage occurred during your stay. If there is any damage / loss or excessive cleaning required to the property due to your stay, we will deduct from your deposit. You will be billed for damage over and above the security deposit and must be settled in full within 2 weeks of departure. If no damage or additional cleaning, the deposit will be returned in full after inspection.

7) There is an extra per stay cleaning / laundering charge. If on inspection, the laundry is heavily soiled, or stains to furnishing, or the villa is not returned in the condition you found it, A1, then you will incur extra cleaning charges deducted from your security deposit and you will be billed for additional cleaning if required, to be paid within 2 weeks.

8) Guests using our homes are responsible for all damage and missing inventory items or loss occurring during their stay and the cost of repair/replacement - please note that guest liability in this respect is not included in your paid fee, and will be deducted from the security fee, see #5

9) We will strive to address any problems in a timely manner. Please contact us if you have any problems with your vacation home.

10) We reserve the right to remove occupiers from the premises (without refund) for breaching any of these booking conditions.

11) In case of 'force majeure' (unforeseeable and unavoidable catastrophes, loss or delay caused by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, and technical/weather, problems with transport, aircraft grounding, and closure of airports) your booking may need to be terminated prior to the scheduled conclusion of your booking, This is unlikely to occur, Although if the situation arises We will not be able to offer refunds, Your Travel Insurance may cover you for these events.

12) In the unlikely event that due to Circumstances beyond our control We need to make changes or cancel your booking, we will inform you as soon as possible, We reserve the right to cancel any bookings at any time, and will only be held liable to refund monies already paid by you the client.

13) We are not responsible and accept no liability for any loss, injury, damage to any person or property, loss or death sustained by any Member of your party or by any persons entering the Home during your rental period, how so ever caused.

14) We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date. All deposits will not be returned.

15) You will be requested to complete, at the time of the final payment, a form with names and ages of all guests and provide a copy of the driving license of the person making the booking. All deposits will not be returned.

16) Animals/pets are strictly not permitted.

17) Smoking is strictly not permitted within the property.

18) Please remove outside shoes inside the Villa / House.

19) Do not allow unsupervised children to use the pool, spa, balcony, waste disposal, garage or any such areas.

20) All doors and windows must be closed and secured whenever you are not in the property. Guests are responsible for closing all doors and windows and for locking all doors and windows. You will be liable for any theft during your stay.

21) Check - in time is after 5:00pm on arrival date.

22) Check - out time is strictly 10am, unless prior agreement with us is reached. Failure to vacate the property by this time will result in additional charges.

23) Please note that, as Florida is a tropical State, insects such as ants and the like are occasionally inevitable, and are not cause for complaint. The villas are treated periodically as part of a pest and termite control program, so please keep all windows and exterior doors closed.

24) Web Site Accuracy: Please note, the information and prices shown on the www.walkerworlddirect.com website may have changed by the time you come to book your stay. Whilst every effort is made to ensure the accuracy of the website and prices at the time of requesting the booking, regrettably errors do occasionally occur.

25) AC: The minimum temperature that can be set is 71C. This is to prevent the outside condenser unit freezing over (it happens a lot in FL).

26) Security: We have an exterior security camera installed for the safety of both guest and property. This camera is actively recording video of the front entrance of the villa. Any tampering with the camera, including, but not limited to, covering and overwise disabling of this camera are grounds for early termination of reservation without refund.

27) The parties agree to the terms of this Rental Agreement by confirmation of Booking.
